Pay rent on time. Provide you with tenancy agreement/Lease.
Clean the house. Provide you with receipts/ written record of your payment.
Put out rubbish. Make sure property is weather proof.
Try to avoid problems with neighbours. Keep drains, gutters and external pipes clear.
Keep noise at reasonable level. Make sure supplies are in good working order i.e. water, gas, electricity etc.
Try to ensure that no illegal activities take place in your home. Carry out necessary repairs e.g. burst pipes/block toilets/damaged locks etc Unless it is caused by misuse.
Ask permission for things not stated in the contract i.e. Keeping a pet. Please check your tenancy agreement to see what repairs you are responsible for.
Tell landlord about any damage or repair.  
To answer any letters from landlord.
